Good Neighbor Next Door Program

Summary

The Good Neighbor Next Door Program is designed to assist law enforcement officers, pre-Kindergarten through 12th grade teachers, firefighters, and emergency medical technicians to become homeowners and contribute to community revitalization. The program provides a substantial incentive in the form of a 50% discount from the list price of the home. Eligible single-family homes are listed exclusively for sale through the GNND program, and are located in HUD-designated neighborhoods in need of economic and community development. Properties are available for purchase through the program for a limited period of seven days, and the number of available properties is limited. The list of available properties changes weekly.

Eligibility Requirements

  • The program is open to all homebuyers, not limited to first-time homebuyers.
  • The applicant(s) must use a real estate broker or agent to purchase a home through the program.
  • The applicant(s) must be employed full-time by the government in the area where the home is located.
  • The program only applies to the purchase of a single-unit home, townhouse, or condominium.
  • This program is subject to geographic restrictions.
  • The home purchased through the program must be the applicant’s primary residence.
  • The applicant(s) cannot own other properties at the time of submitting an offer to purchase, and for one year prior to that date.
  • The applicant(s) must contribute an amount equal to one percent of the list price, but no less than $500 and no more than $2,000.
  • The applicant(s) must commit to living in the purchased home for at least three years.
  • The applicant(s) must certify their intention to remain employed for one year beginning with the purchase.
  • The applicant(s) must sign a second mortgage and note for the discount amount, with no interest or payments required as long as they fulfill the three-year occupancy requirement
  • The program may be combined with other incentives.
