Summary

The Ground Rent Redemption Loan Program is a state-funded initiative that offers loans to eligible property owners in Maryland to help them redeem their ground rents. Ground rents are a form of leasehold that can burden property owners with onerous fees and legal complications. This program helps property owners pay off the ground rent, giving them full ownership of their property. The loan is available to owner-occupied residential properties, including single-family homes, townhouses, and condominiums. The loan covers 100% of the redemption price of the ground rent and can be repaid over a period of up to 20 years at a fixed interest rate.

Eligibility Requirements

  • The property must be the owner-occupant of a residential property that has ground rent.
  • The property must be located in Maryland.
  • The property must be the primary residence of the applicant.
  • The ground rent must be delinquent or due to expire within six months of the application date.
  • The applicant(s) must also meet income requirements, which vary depending on the location of the property.
