Residential Contract of Sale
The most important part of the offer. This document is where all terms regarding purchase price, settlement date, financing types etc are stated and agreed upon.

For any changes / terms that may pop up throughout the transaction that there are no documents for.
Back Up Contract
The property is already under contract with another buyer, and this offer is being submitted as a back-up offer only to go into effect if the main contract falls through.
Kickout Clause
The seller retains the right to continue to market and receive / accept other offers on the property so long as they provide the buyer with the required amount of notice.
Sale / Settlement of Other Real Estate
The buyer needs to sell other residential real estate in order for this settlement to go through.
Seller Purchase of Another Home
The seller requires that they purchase and / or settle on another property prior to settlement.
Purchase Price Escalation
Both parties agree to up the purchase price by a specified amount if other offers are received that are for higher amounts.
1031 Seller Exchange
The seller is selling one property and purchasing another in a specified amount of time.
