The Maryland HomeCredit Program is a mortgage credit certificate program that allows eligible homebuyers to claim a federal tax credit equal to 25% of the interest paid during a given tax year on a mortgage loan covered by the certificate, up to a maximum of $2,000 per year. This can potentially save homebuyers tens of thousands of dollars over the life of a loan and make owning a home more affordable.
Eligibility Requirements
- The homebuyer must live in this home as your primary residence.
- The homebuyer’s mortgage amount cannot exceed Maryland Mortgage Program limits.
- Income Limits: The homebuyer’s household income must be at or below the income limits specified by the program.
- The homebuyer must be a first-time homebuyer or has not owned a home in the last three years. If purchasing in Baltimore City, it is NOT limited to first-time homebuyers. Veterans may also use a one-time exception to qualify.Â
- Creditworthiness: The homebuyer must be creditworthy and able to obtain financing from a participating lender.
- Homebuyer Education: The homebuyer must complete a homebuyer education course approved by the DHCD prior to closing on the home.
- Mortgage Eligibility: The mortgage must be a Maryland Mortgage Program (MMP) mortgage with a participating lender.
- Other Requirements: The homebuyer must also comply with all program requirements and guidelines, which may include submission of a complete application, payment of any required application fees, and submission of all required documentation.
