How Our Buyer Agency Rebate Works
When you choose Proprdiy as your buyer’s agent, you may be eligible to receive 100% of any buyer agent co-op offered by the seller or listing agent—credited directly to you at settlement.
To qualify:
- You must not be under a buyer agency agreement with any other Maryland brokerage.
- You must sign our Transactional Brokerage Agreement, and agree to our required Services, Notices, Disclosures, and Disclaimers.
- You agree to pay only for the specific services you select in advance—our model is fee-for-service, not full representation.
This approach allows us to offer significantly lower rates by working like consultants or attorneys: we are paid for our time and services, regardless of whether your offer is accepted or the deal closes. All payments are non-refundable and you assume the risk if a transaction does not proceed to settlement.
Please note:
- Not all sellers offer a buyer agent co-op. We will make reasonable efforts to confirm any co-op being offered and inform you before you submit an offer.
- If no co-op is offered or the seller fails to pay the co-op at settlement, you will not receive a rebate—and Proprdiy has no obligation to pursue the unpaid commission.
- To demonstrate representation, you must hire Proprdiy to tour the subject property at least once (fee: $99).
- If you previously toured the property with another agent, you are responsible for any compensation owed to that agent under a prior agreement.
In short: If we receive a buyer agent co-op at settlement, it’s yours. If we don’t receive it, there’s nothing to pass along—and no further obligation on our part.

For $1,799, we’ll draft the contract, ensure all required disclosures are included, and guide both parties through inspections and closing. We also coordinate with the seller, lender, and title company to keep everything on track. Either side may cover the fee—or split it.
