We offer two levels of service, depending on how involved you want us to be—and an optional add-on for sellers navigating multiple offers. This review service is specifically designed for standard Maryland Association of REALTORS® (MAR) contract forms. If you receive a custom or non-standard agreement, we’re happy to review it as well—pricing for custom contracts is based on complexity. Please contact us directly for details.

This option provides a professional breakdown of the offer so you can make an informed decision without the overwhelm. It’s ideal for confident sellers who want help understanding the terms, but plan to handle communication and strategy themselves.

Includes:

  • Detailed review of offer documents for accuracy and completeness
  • Summary of key terms: price, deposits, financing, contingencies, timeline
  • Clear explanation of what the offer does and does not commit you to
  • Guidance on next steps and any red flags to watch for
  • Delivery of a written summary for easy reference
  • Completion of a Seller Net Sheet estimating your proceeds based on the offer terms, closing costs, and applicable fees

Best for:

  • Sellers managing their own negotiation
  • FSBO or flat-fee clients who need clarity but not communication assistance
  • First-time sellers who want to fully understand what they’re signing

Premium Contract Review + Representation – $599

This version is for sellers who want not just understanding—but strategic guidance, professional representation, and confident execution.

Includes everything in Standard, plus:

  • Discussion of pros and cons of the offer (beyond just the numbers)
  • Advice on escalation clauses, multiple-offer scenarios, or unusual contingencies
  • Verification of buyer qualifications and financing terms
  • Drafting of counteroffers or amendments
  • Direct communication and negotiation with the buyer’s agent
  • Ongoing updates and clarity throughout the negotiation process
  • Finalization of the accepted offer and delivery to title/escrow
  • Documentation of all communications for compliance and recordkeeping

Each additional offer includes:
